INTRODUCTION

We aim to cater for the needs of all visitors in our home based 6 bedroom bed & breakfast where practicable. The following statement is a summary of our provision and is for guidance only.  Dimensions/times etc are all approximate.
If you have any questions that are not covered here please do not hesitate to ask us.

Pre-Arrival

  • Torquay train station is less than 5 minutes away by car, 10 minutes walk.
  • Torquay coach station is about 5 minutes away by car, 10 minutes walk.
  • Brochures and menus can be provided in large print by prior arrangement.

Arrival & Car Parking Facilities

  • The Baytree is located in between Bridge Road and Rowdens Road (Rowdens Road is a cul-de-sac) both roads have a flat tarmac surface there is no incline.
  • There are no parking restrictions in either road.
  • Access onto the car park is via Rowdens Road, the car park can accommodate a maximum of 6 cars*. The surface of the car park is tarmac.
  • Cars are parked at owner risk
  • Entry & exit to and from the car park is the responsibility of each owner/driver
  • There are 15 steps up from the rear car park with a half landing on the 6th step.
  • We recommend guests off load their luggage when parked in Bridge Road and then move their car to the car park.
  • We offer to assist guests with luggage if required

Main Entrance & Reception

  • The main entrance into The Baytree is accessed from Bridge Road along an almost level tarmac pathway, access can also be made from the car park via the steps. 
  • The front door has one step 150mm riser and a 240mm going.
  • A fold-up ramp is available on request (approximately 900mm long and 700mm wide.
  • The front door is usually closed for security reasons, there is a door bell located on the right-hand side of the door.
  • The external entrance door is 900mm wide with a white grab rail to the right-hand side.
  • External night lights are located to the left of the main entrance door and the car park steps, both are on timers.
  • The main reception is located on the ground floor. There is an inner door which is also 900mm wide.
  • The hallway is 830mm wide minimum, 1000mm maximum.
  • There is a chair located in the reception area.
  • The floor is carpeted through out except in the dining area and toilets, the floor surfaces to these areas is laminate.

Public Areas – General

  • The Baytree has two ground floor superior rooms:- Room No1, double with en-suite, Room No 7, double/twin with en-suite, the lounge and dining room are also located on the ground floor.
  • The dining room door opening is 690mm wide and the lounge door opening is 760mm.  
  • From the reception area the first floor rooms are accessed via 13 stairs leading to a half landing which then leads to bedroom 2, a further 2 stairs lead to the final landing which leads to rooms 3,4 and 6. There is no room 5 due to alterations.
  • There is a timber handrail located on the right-hand side of the staircase.
  • The stairs risers are 170mm high, the treads are 270mm deep.

Dining Room

  • Breakfast is served in the dining room on the ground floor.  The dining room is along the hallway there are no steps.
  • The furniture can be moved upon request it is not fixed.
  • Tables are 750mm high and have an open space below, the table supports are positioned in the centre.  The chairs have no arms to them.
  • Menus and other text information can be provided in large print

Ground floor Bedroom No 1 (Superior en-suite double)

  • The door width is 600mm wide
  • The bedroom has a carpet surface.
  • There is an en-suite with shower, toilet and wash basin.  The en-suite floor space is 1850mm x 960mm (this excludes the shower cubicle area).
  • Wheel chair access into the en-suite is not possible.
  • There is a white grab rail located within the shower cubicle area.  A non slip shower mat can be provided.
  • The floor surface is laminate

Ground floor Bedroom No 7 (Superior en-suite double/twin)

  • The door width is 755mm wide
  • The room can accommodate either a king size double bed or 2 single beds.
  • The bedroom has a carpet surface.
  • There is an en-suite with shower with internal seat, toilet and wash basin.  The en-suite floor space is1240mm x 960mm (this excludes the shower cubicle area).
  • Wheel chair access into the en-suite is not possible.
  • There is a white grab rail located on the wall adjacent to the toilet and a grab rail located within the shower cubicle area.  A non slip shower mat can be provided.
  • The floor surface is laminate

*small to medium sized cars in 2 rows of 3.
  Note it is unusual to have more than 4 cars using the car park at any one time.
